Warsaw is now perceived to be a well provisioned retail market. The Warsaw agglomeration hosts a variety of retail schemes: 50 projects including shopping & leisure centres, factory outlets and retail parks. With nearly 1.6 million sq m of modern retail space Warsaw represents some 13% of total retail stock in Poland. Warsaw retail market stands out among other Polish cities in terms of stock quality. From the several types of schemes present on the market, the most popular are shopping centers with hypermarket or supermarket as an anchor tenant, however the most attractive for retailers are third generation schemes (Zlote Tarasy, Arkadia, Galeria Mokotow). For the new retailers entering the Polish market with the policy to locate their stores in one of the prestigious locations, the number of options is limited. In terms of available space in modern shopping centres, vacancy rate level in general amounts to 2.0%, however it varies depending on the shopping centre category. The availability of retail units in prime shopping centers is limited only to single units. There is about 205,600 sq m of retail space under construction in Warsaw agglomeration, the vast majority is scheduled to be completed in the next two years. Among projects under construction, Galeria Mlociny of 71,000 sq m of GLA is the major one. It will be located at the north of the city. There are plans for a new shopping centre located ca. 25 km from Warsaw city centre in Goraszka, which may be one of the largest retail schemes in Poland (100,000 sq m of GLA). At the same time, Warsaw central business district will be enriched by another large project – Towarowa 22 (110,000 sq m of GLA) scheduled for 2020.
Warsaw's high street locations are Nowy Swiat St., Trzech Krzyzy Square, Mokotowska and Chmielna Sts., each having its unique character and tenant mix.
