City Overview

Millions of tourists visit Rome from all parts of the world. At any time in the year, they are vitally important to the city's commerce. Rome high street market continues to experience the wave of stores restyling and repositioning of big retailers. By far the most relevant retailer transactions in the past year have involved La Rinascente group, H&M group and COIN Group. In the former, the Central Retail Corporation acquired a building to be wholly refurbished as the future La Rinascente flagship stores in via del Tritone, near Fontana di Trevi. The unit (17,500 sqm GLA) is currently under refurbishment, with completion expected in 2017. In the latter, the private firm owned by the H&M founder bought a landmark building in via del Corso by Benetton Group that have been transformed in H&M flagship store in Rome. Also, the French group Fendi-Arnault has just opened its new headquarters in the trophy building in the EUR area, known as the Square Colosseum. Among other openings in the last year, the most relevant are Miss Sixty in via del Babuino and Furla in Piazza di Spagna. Piazza San Lorenzo in Lucina continued to strengthen its retail positioning along via del Corso. Demand is strongly selective towards the really prime high street like Piazza di Spagna, Via Condotti and the Via del Corso side towards Piazza di Spagna where there is an increasingly lack of supply. It has led prime rents up. Locations like Via del Babuino and via Borgognona, where demand is weaker and vacancy slightly higher, prime rents declined. In 2015 opened a shopping centre into the town, namely Centro Happio (10,000 sqm GLA), this year opened Forum Valle Aurelia (20,000 sqm GLA). The pipeline is composed by Maximo (60,600 sqm GLA) and GranRoma completion expected in H1 2019. In Rome is located the larger italian retail park scheme, namely Central Market Da Vinci.
