City Overview

Port Elizabeth is located in the Eastern Cape Province and falls under the Nelson Mandela Bay Municipality. The Eastern Cape covers 168,966 km², about 13.8% of the total area of South Africa. Approximately 6.5 million people (2018 mid-year estimate) reside within the province and the province’s magnificent coastline of well-preserved sandy beaches, sheltered lagoons, rocky coves and soaring cliffs are some of its main tourist attractions.

Port Elizabeth is the largest city in the Eastern Cape Province and is home to an important harbour located in Algoa Bay. Bisho, Uitenhage and East London are the other major cities and towns which host important motor-vehicle manufacturing and related industries. Real annual economic growth rates for 2016 indicate a slight growth of 0.8% for the province.

The Nelson Mandela Bay Municipality covers an area of approximately 1,959 km² and is home to a population of 1.1 million people as recorded in the 2011 census data. Of this total population 68.5% are of working age (i.e. between 15 and 64 years old). Furthermore, it has been recorded that the municipal area consists of 324,292 households and the majority of these households (17.2%) have an average household income of between R19,601 - R38,200. The main economic sectors of the Nelson Mandela Bay Municipality include manufacturing, finance, community services and transport.

The province has approximately 1,430,527m² of formal shopping centres. Compared to the other major provinces, the Eastern Cape has a limited stock of prime shopping destinations. The largest retail node is the Greenacres Retail node in Port Elizabeth which is made up of the Greenacres Shopping Centre (40,398m²), The Bridge at Greenacres (27,835m²), the Shoprite Mall at Greenacres (17,873m²) and The Atrium (3,500m²).  Additionally, the largest shopping centres within the province include the Hemingways Mall (72,778m²) in East London, Walmer Park Shopping Centre (43,020m²) in Port Elizabeth as well as Cleary Park Shopping Centre (36,290m²) which is also in Port Elizabeth.

As at Q2 2018 the retail market did not perform particularly well with the oversupply of vacant space and no major take-ups being recorded. This may be attributed to the current tough economic conditions and cash strapped consumers.
