City Overview

Nice is a major destination in France for international brands, especially aspirational and luxury. The town centre has been under pressure for several years owing to a scarcity of available premises in good locations. Because the retail area is confined to just a few streets, in contrast with other regional cities there has been no room to expand into roads perpendicular to the prime shopping thoroughfares. Rental values in the city have generally remained stable for many years. But an increase on best locations have been observed by 2012. Streets outside the town centre, crossed by the tramway, appear to have experienced a decline in retail activity. Avenue Jean Medecin is the preferred location for mass-market retailers. The high rents here have driven out independent retailers, which moved to Rue Massena. The Verdun-Paradis district is where the luxury brands have congregated. Cours Saleya is more dedicated to restaurants and services. Nice Etoile shopping centre in the city centre on avenue Jean Medecin offers a distinct variety with retailers unable to find space on the street. The opening of Polygone Riviera has marked the shopping centre landscape by its design (open-air), its retailer offer (from mass market to aspirational brands). Cap 3000 has been renovated in 2015-2016 including a large extension which was inaugurated in 2017 for a total of 135,000 sq.m. The surburban zone of Lingostière is also very attractive.
