Currently, in the Metropolitan Area of Mexico City, there are more than 200 shopping centers (greater than 10,000 sq. m. GLA) representing over 6.0 million of sq. m. of gross leasable area (GLA). The addition of 20 shopping centers is expected during 2017, which will be located around different areas of the City. This indicates fairly dynamic activity, focusing on all consumer profiles. Shopping centers in Mexico City are seeing steady demand for space, as reflected in availability rates below 10% on average and full occupation in the largest and most popular shopping centers. Prices range from USD$ 16-28/sq. m./month in power centers and USD$35-100/sq. m./month in shopping malls. Power centers have attracted shopping center investors, reflected in a large pipeline of projects under construction. Additionally, in most high-demand centers, there is a payment for transfer of leasehold. The co-tenancy of supermarkets with cinemas has been a particularly successful formula. Walmart, Soriana, Comercial Mexicana and Chedraui, among others, have benefited from this trend in Mexico´s retail market. The increasing income among the younger population encourages investment as we can see with a strong pipeline of projects among Grupo Carso, Gigante Grupo Inmobiliario, FRISA and Gupo Inmobiliario Metta (GIM). With the construction boom of commercial space in Mexico City, we have seen more and more mixed use and multi-purpose developments, which in a city with a shortage of land, has been shown to have a wide appeal to both buyers and tenants.
