City Overview

The CBD is a grid system with prime retail located on Collins Street and Bourke Street. Within the CBD the main shopping centres are Emporium, Melbourne Central and recently refurbished luxury retail centre St Collins Lane. Outside of the CBD the major shopping centres are Chadstone, Highpoint, Eastland and Westfield Doncaster. 

Bourke and Collins streets are home to some of the world’s most luxurious international brands. Main strips are linked by a thriving laneway culture unique to Melbourne. Melbourne’s inner city areas are also rich with retail strip offerings from the affluent suburbs of Toorak, South Yarra and Prahran to the gentrified young professional suburbs, such as Brunswick, Fitzroy North and St Kilda.

Melbourne continues to attract international retailers and is one of the most preferred cities for brands entering the Australian market. CBD vacancy rates are low, with consistent near-zero vacancy on the high-end of Collins Street. High rents and low supply pipeline have driven some retailers to seek out non-traditional spaces in Melbourne’s smaller streets and laneways.

Much of the new retail space is coming to market through office building refurbishments, as they are placing more emphasis and importance on their ground floor and first floor retail offerings through creation of piazzas and larger retail tenancies. As well as this, retail offerings in Docklands continue to grow, as the number of workers as well as residents increases in this part of the CBD.
