City Overview

Leeds is the commercial and administrative centre of West Yorkshire. The city was widely criticised in previous years for falling behind in its retail offer against Manchester and Birmingham. With Land Securities  1million sq ft Trinity Leeds Shopping Centre and the John Lewis anchored Victoria Gate scheme both open, the gap in quality and quantity has closed significantly. Shopping in central Leeds can now be divided into three parts. Firstly, Trinity Leeds opened in March 2013 to the south of Briggate and is now the established prime pitch for mid-market/fast fashion retail. The scheme brought Victoria’s Secret, Hollister and Apple to the city as well as a number of new leisure/restaurant occupiers, it trades over three levels and boasts close to 100% occupancy. Victoria Quarter is the established luxury/aspirational retail scheme to the north of Briggate and is anchored by Harvey Nichols. Hammerson own both Victoria Quarter and Victoria Gate, which opened in 2016. Victoria Gate saw the entry of & Other Stories, Aspinal of London, Zara Home, COS and Anthropology to the city. Both these schemes are interconnected by Briggate and Commercial Street where the mid-market fashion and service have focused over the past 10 years, rents have actually increased on Briggate as many retailers have decided to settle themselves between Trinity and The Victoria Quarter/Victoria Gate. The Light Shopping Centre to the north of the City Centre was heralded as the solution for Leeds lack of floorspace in the early 2000’s, but given its location it quickly failed and was reborn as a leisure destination in 2010. It is a popular location for leisure occupiers given the Vue Cinema and hotel which adjoin the scheme.  Leeds retail offer is further reinforced by the White Rose Shopping centre, owned by Land Securities.  This popular out of town covered scheme is located some 4 miles away from the town centre boasts excellent trading figures for the vast majority of its mid-market/fast fashion retailers.
