Kyiv is the centre of political, business and cultural life, having all the preconditions to remain the most dynamic city in the country. The salary level and retail sales in per capita in Kyiv is approximately two times above the country’s average. As a result, international retailers generally open their first Ukrainian premises in Kyiv, with further premises opening in other major cities, such as Odesa or Dnipro. In spite of the turbulent political and economic environment during 2014-2015, growing number of new international brands was recorded in 2016 and reached one of its highest figure last year, as the Kyiv market registered 30 new entries.

Impeded CPI growth at +3.6% as of August coupled with growing nominal wages resulted in real wage growth of +10% y-o-y as of the end of August. Healthier consumer demand ensured only marginal growth of retail turnover (+1.9% y-o-y) in Kyiv over January-August period of 2018, as consumers are becoming more cautious with their spending in anticipation of national currency devaluation. Nevertheless, in view of overall improved trading performance, existing players started to expand their retail chains more actively. The luxury and business segment dominated among new brands that entered the market as of Q3 2018, represented by All Saints, Emporio Armani, HUGO, Jo Malone, Kilian, Santoni, and Ted Baker. The majority of new brands were introduced to the market by local retailers under franchise agreements. Notably, all new brands preferred prime shopping centers to street retail for their first stores. 

The stock additions were represented by Rive Gauche Phase l (20,500 sq m), Smart Plaza Polytech (15,000 sq m), and the first retail park in Ukraine – Retail Park Petrivka (11,000 sq m). As a result of these new additions, the total professional stock volume grew to 1.1mio sq m (ca. +4% YTD). The anticipated new supply of H22018 is forecast to add up to ca. 162,500 sq m, represented by Blockbuster Mall Phase l (120,000 sq m), Aprel Phase ll (24,000 sq m), Smart Plaza Obolon (11,000 sq m), and Good Life (7,500 sq m). Previously planned for 2018 delivery Retroville SC was postponed this time until 2019, therefore decreasing potential 2018 new supply in Kyiv by 80,700 sq m. Although the construction of new retail schemes is progressing somewhat sluggishly, significant stock boost is expected to hit the market over the 2019-2020 period.
