City Overview

Florence is one of the most important Italian cities in regards to its history and art, it is the cradle of the Renaissance, the city of knowledge and globally renowned for its painters, architects and politics. The historical city center with its monuments attracts millions of visitors every year. The streets that lead to the various monuments have been developed over the years and have become the most commercial; this has meant that trade has mainly been affected by tourists. The city  has no commercial alternative in the suburbs and, with all its pedestrian streets, it is the real commercial heart of the city. In the past, the streets leading to the market were Via della Vigna Nuova and Via de’ Tornabuoni; where major retailers were present with their stores. However, in the last 5/6 years, combined with the restructuring of retail space in Via Strozzi, there has been a progressive emptying of Via della Vigna Nuova in favor of the shops of Via Strozzi, which is now considered to be one of the main luxury streets in Florence with low vacany. Via de’ Tornabuoni, which has been recently transformed into a pedestrian zone, is considered the top-ranking luxury street in Florence, hosting relevant brands such as Prada, Gucci, Tod’s, Tiffany, and Burberry. To the right of Via de’ Tornabuoni, north of Piazza della Repubblica, the shopping streets target  mass market consumers, with retailers such as H&M, Zara, Diesel, and where the business is very dynamic. Via Calzaiuoli, with a vacancy rate near zero,  is definitely the main street with this target, with stores mainly located on the ground floor and which are of smaller size than shops on Via Calimala that are often placed on several levels. It is important that Tuscany has decided to take the law about the number of shops and dimension in shopping centre in the most restricted way. This choice made possible only to develop smaller scheme than in other location, where the bigger closer scheme is the Gigli which is located in Prato.
