City Overview

Bloemfontein is located in the Free State Province and falls under the Mangaung Municipality. The Free State Province is situated in the heart of South Africa, between the Vaal and Orange rivers. The province covers an area of 129,825 km² and 2018 mid-year estimates indicate 5.1% (2.9million people) of South Africa’s population resides in the region. According to 2011 census data, most people (64.2%) speak Sesotho, followed by Afrikaans (12.7%) and isiXhosa (7.5%). Real annual economic growth rate estimates for 2016 indicate a slight decline of 0.1% for the province.

In terms of the Mangaung Municipality, the municipal area covers a land size of approximately 6,284km² and is home to a population of roughly 747,431 people according to census 2011 data. Of this total population, 67.8% are of working age (i.e. 15 - 64 years old). Additionally, it has been recorded that 231,921 households can be found within the municipal area of which approximately 20.2% have an average household income of between R19,601 - R38,200. The fastest growing economic sectors within Mangaung have been identified as being government services as well as the finance sector. Bloemfontein, the province’s capital city, is home to South Africa’s Supreme Court of Appeal, the University of the Free State and the Central University of Technology.

The Free State Province has approximately 934,300m² of formal shopping centres. Compared to the other major provinces, the Free State has a limited offering of prime shopping destinations; the largest two centres are located in Bloemfontein. These are Loch Logan Waterfront (80,000 m²) and Mimosa Mall (36,858m²). As at Q2 2018, pressure in the retail market is envisioned to continue amidst tough economic conditions resulting in tenants being cautious in the signing of news deals and opting for shorter lease terms.
