City Overview

Athens has a strong high street based retail market. The city's first shopping centre, The Mall, was opened in 2005. Since then, four more shopping centres have opened, but the total gross leasable area of shopping centres only totals 235,000 sq m. The major retail areas have developed organically on main streets in central Athens and its suburbs. The pedestrianisation of streets, town squares (plateia) and existing anchor tenants are key drivers in the development of local retail markets. High street retail property is found throughout the city and is generally occupied by local retailers. Local residential neighbourhoods have retail areas for a mixture of food, clothing, home goods and services. The organic growth of retail space has historically made it very difficult for international retailers to obtain suitable space, even in medium-sized formats. Recession-driven weak retail sales have eased retail demand by consumers and the demand for space, making retail space a tenants' market in all but the strongest high street markets, and a good opportunity for strong retailers to grab prime locations. Over the last 20 years, there has been an increase in the development of specific retail projects centered around supermarkets, hypermarkets, big -box retail, local shopping centres, and mixed-use developments.

The Acropolis Museum situated and the Acropolis just across it, are the top attraction of the city and they offer an unrivaled experience. Vibrant downtown Athens particularly around Aeolou St and Agias Irinis Square has staged a remarkable revival.
